Roofing in Broad Ripple, Where the Houses Have History Overhead
Broad Ripple's bungalows and cottages are pushing a century old, and their roofs are honest little puzzles: steep pitches, plank decking, layered history, and mature trees overhead. We are about 15 minutes away and we work these houses the way they deserve, carefully.
- About 15 minutes from our East 79th Street shop
- Plank decking and steep small roofs are familiar work
- Licensed and insured, IN license GL2500087
Old bones
A 1920s bungalow roof is small, steep, and full of character
The housing between the Monon and the river went up mostly in the 20s through the 40s: bungalows, cottages, and doubles with steep pitches and modest footprints. Under the shingles is plank decking that has carried three or four roofs already, and the gaps, cupped boards, and old repairs under there decide how smooth your next roof goes on.
So we look underneath before we quote. Attic access shows us the decking from below, and we price board replacement as a listed unit cost up front. On a Broad Ripple house the difference between a careful quote and a driveway guess is usually whatever is hiding under the second layer.
The village's tree canopy is beautiful and hard on roofs: limbs, moss on shaded north slopes, and gutters that fill twice every fall. If the right answer for your house is a repair, a trim, and better gutter capacity instead of a full roof, that is the answer you will get, and referrals and return customers get 10% off their next residential project.
Rentals and doubles
Landlords get the same straight answers, building by building
Broad Ripple has one of the healthiest rental markets in the city, and doubles and small multi-units are core work for a company named Multi-Family. We give landlords per-building assessments, repair-versus-replace triage, and scheduling that respects tenants, so the property earns while the roof gets handled.
About layered roofs: Plenty of village houses still carry two shingle layers, and code says the next roof means a full tear-off. That is a bigger dumpster and a slightly bigger bill, but it is also the only way to fix the decking properly, and we price it honestly from the start.

Straight answers
Questions from Broad Ripple homeowners
Probably a few, and we plan for them. We inspect the decking from the attic first, quote board replacement as a unit price, and photograph anything we find during tear-off so you see exactly what you are paying for.
Yes. We schedule with notice, keep paths and entries clear, and typical village roofs finish in a day or two. Tenants get a heads-up and a clean property, and you get photos of the finished work.
It matters. Moss holds moisture against shingles and shortens their life, and on a shaded village lot it will return unless the conditions change. We assess whether cleaning, zinc strips, or ventilation fixes it, or whether the slope is telling you it is done. Call (317) 488-8613.
