Old bones

A 1920s bungalow roof is small, steep, and full of character

The housing between the Monon and the river went up mostly in the 20s through the 40s: bungalows, cottages, and doubles with steep pitches and modest footprints. Under the shingles is plank decking that has carried three or four roofs already, and the gaps, cupped boards, and old repairs under there decide how smooth your next roof goes on.

So we look underneath before we quote. Attic access shows us the decking from below, and we price board replacement as a listed unit cost up front. On a Broad Ripple house the difference between a careful quote and a driveway guess is usually whatever is hiding under the second layer.

The village's tree canopy is beautiful and hard on roofs: limbs, moss on shaded north slopes, and gutters that fill twice every fall.
