The work we are named for
Apartment roof replacement in Indianapolis is the job this company was built around. Owner Scott Mason spent years running large shingled projects before opening Multi-Family Roofing LLC, and the name is a commitment: we know how to re-roof an occupied community without turning daily life upside down. That takes more than a good crew. It takes phasing, communication, and paperwork that holds up in a board meeting.
Most residential roofers avoid this work because one house is simple and forty buildings are not. We went the other direction. Multi-family roofing is our specialty, and single-family jobs get the same discipline as a result.
Properties we roof
- Apartment communities: single buildings or entire multi-building complexes, roofed in phases so leasing and parking keep working.
- HOAs and condo associations: uniform shingle selections across the neighborhood, with scope documents your board can compare line by line.
- Churches: church roof replacement means staging around services, weddings, and funerals, and handling steep, tall rooflines safely.
- Shingled commercial buildings: offices, retail, and mixed-use properties with asphalt shingle roofs.
If your property is shingled, we can replace it. If it is a flat membrane or metal system, we will tell you straight that it is not our lane and you should hire a specialist in that material.
How we run a re-roof around your residents
Before a single shingle comes off, you get a written daily schedule: which buildings we start, where the dumpsters and material deliveries land, where crews park, and when the noise starts and stops each day. Residents get notice before we touch their building, and your office gets one point of contact instead of a different foreman every morning.
We work building by building so the property never feels like one giant construction site. Landscaping, AC units, and patios get covered, and every work area is swept for nails with magnets before the crew leaves for the day. Kids and pets live on these properties. We roof like we remember that.
Working with property managers and boards
Multi-family decisions move through committees, so we write quotes that answer the questions before they are asked: exact scope per building, materials by name, code items called out, and proof of insurance delivered before mobilization. We are members of the Indiana Apartment Association and comfortable presenting to a board, an owner group, or a management company that answers to both.
Insurance claims on large properties
A hail claim on a twenty-building community is a different animal from a claim on one house. We document damage building by building with photos, meet your adjuster on the roof, and give you an honest read on what qualifies. If only some buildings have real damage, we say so; padding a claim helps nobody and puts your policy at risk. See our storm damage and insurance claims page for how we handle the process end to end.
An engineer runs the job
Scott holds a Purdue B.S. in Construction Engineering Management and Technology and has 15+ years in the trade. Multi-Family Roofing is a TAMKO Certified Contractor and F14 International Building Code certified, and every roof is built to local code and manufacturer specifications. On a large property, cutting a corner gets multiplied by every building; that is exactly why an engineer's habits matter here. Curious what a full tear-off includes? Our roof replacement page walks through the whole system.
We handle multi-family and commercial work across Indianapolis, Fishers, and Castleton, plus Carmel, Noblesville, Westfield, Greenwood, Lawrence, and the rest of the north side metro.
